The appreciation layer for residential real estate.

Comps tell you what a home is worth today. Good Investment scores how that home is positioned to appreciate inside its own local market — with the drivers behind the score, and confidence flags wherever the data runs thin. It's a screen, not a promise.

The score comes out of blind historical testing: the model is asked about homes it has never seen, and graded on what those homes actually did next. Where it isn't sure, it says so.

Forensic evaluators get asked about base rates on the stand — their own included — and most had no practical way to answer. Case Rate was an iOS app for logging evaluations as you finished them: setting, level of charge, referral question, opinion reached, history with the retaining attorney. Then it put your own rates next to aggregate data from other evaluators, so patterns invisible case by case became checkable.

Built with forensic psychologists W. Neil Gowensmith and Katherine McCallum — the research questions were theirs, the software was ours. It reached more than 100 evaluators covering over 1,000 cases in a field of roughly 500 practitioners, and what came out of that data became a peer-reviewed paper. The app was retired in 2023.

Harley founded Marbary in 2018 to build the tools he kept wishing existed.

Case Rate came first. The domain expertise belonged to the forensic psychologists he built it with; the software was his. It reached more than a hundred evaluators in a profession of roughly five hundred — a real share of an entire field — and the data those evaluators contributed became a peer-reviewed paper on how bias actually surfaces in forensic evaluation. An app he wrote ended up producing published science.

Good Investment is the bigger build. Nearly everyone in residential real estate measures what a house is worth today; almost no one measures how it's positioned to appreciate. Marbary built the model that does — scoring every home against its own local market, surfacing the drivers behind the score, and flagging thin data instead of papering over it.

Marbary is now partnering with a REIT expert and an operations advisor to take Good Investment from a tool for individual investors to one institutions can underwrite with: the same engine, rebuilt for portfolio-scale decisions.
